East London Site Sold Off-Market
The Stables is a collection of derelict buildings and land located on Stansfeld Road, where the East London districts of Canning Town and Beckton meet.
Historically values in the area have been low with a high proportion of residential property owned by Registered Providers or the Local Authority. However, given the regeneration of the nearby Royal Docks, abundance of brownfield land and excellent transport links available (DLR services provide access to Canary Wharf in 15 minutes and Bank in 30 minutes) the area is now popular with both developers and end users.
The Stables was granted outline planning permission in 2012 by the London Borough of Newham for a new build scheme of 36 residential units, a mix of family houses and self-contained apartments, and our client had submitted applications for approval of reserved matters, along with amendments to the layout of the development in order to create a no-build zone around a gas main which runs under the land.
Earlier this year our client asked us to source a purchaser for the property on an off-market basis . Within two days we had procured an an acceptable offer, from a local family-run developer and contracts were exchanged a week after.
